Affordable living is at the forefront of Hernando County's residential growth
At a time when housing prices are on the rise, Hernando County has seen a slow but steady increase in residential growth.

A residential development boom has been underway in Hernando County since 2017 — a trend accelerated by the Covid-19 pandemic and continues today. But the county is not yet starved for land, and development fees remain low, all of which add up to lower prices for homebuyers.

Between 2020 and 2023, Hernando County grew nearly 9%, according to data from the U.S. Census Bureau. Zonda Home data analyzing housing activity in the fourth quarter of 2025 shows that Hernando made up nearly 13% of new housing starts and closings in the Tampa metro area. The county had 1,231 housing starts and 1,284 housing closings, the data shows. Hernando County had 544 homes under construction in the fourth quarter, or 9.7% of the 5,614 homes under construction in Tampa Bay.
