Hyde House to open coworking space at Armature Works

Tampa Bay’s “anti-office” coworking company is coming to Armature Works.

Gianco Cos., the Tampa-based developer and operator of Hyde House in Hyde Park Village and Station House in downtown St. Petersburg, has leased the 12,000-square-foot office space on the second floor of Armature Works that was previously home to Bay 3, a coworking concept. Gianco founder Steve Gianfilippo said the deal is a “standard, long-term” office lease.

Across all Gianco locations — there’s also Lafayette Arcade in Tampa and Station House Arcade in St. Pete — Gianfilippo said he has 1,000 members. He expects the Armature Works location, which will have 27 offices, to add 300 members. It will open in mid-April.

The membership split is about 70% established companies and 30% entrepreneurs, Gianfilippo told the Tampa Bay Business Journal.

“We just had a short window of opportunity to grab the space,” he said. “We’ll make our improvements over the first year, aesthetically, but once the Wi-Fi is in and the power is in, we’ll open the doors.”

Gianfilippo said he considers Hyde House Heights an annex to the Hyde Park location. Rates haven’t been set, but he expects the Armature Works location to be priced similarly to Hyde Park. At 30,000 square feet, Hyde House is much larger than the Heights location, and Gianfilippo said he expects most of his Tampa event business to remain at the Hyde Park location.

He’s been watching the Armature Works space since it opened five years ago as the anchor of the mixed-use Heights district.

“It has good people-watching restaurants, walkability — it shares similar qualities with our existing locations,” he said. “And we see that for our current member base or people north of Armature Works, this would be a little bit more convenient than coming all the way to the village.”
