Coming attractions: Proposed projects in Hernando County

Hernando is a fast-growing county with a lot of building activity. It can be difficult to keep up with what's going on in your neighborhood or near your place of business. This feature is designed to help keep you informed, in case you want to appear before public officials and ask questions or comment on a particular project. We will publish the map and proposed projects before each county Planning and Zoning Commission meeting and before each land-use meeting of the County Commission. The Planning and Zoning Commission typically makes recommendations to the County Commission, which then makes the final decision on projects. Here are the items on the agenda for Wednesday's County Commission land-use meeting. The meeting begins at 9 a.m. in the County Commission chambers at the Hernando County Government Center, 20 N Main St., Brooksville.

1. Hernando Beach South Property Owners Association: Rezoning from residential to planned development project/recreation. South side of Jewfish Drive, about 375 feet west of Shoal Line Boulevard. Staff recommendation: approval with performance conditions. P&Z action: voted 5-0 to approve with unmodified performance conditions.

2. AMN Investment and Consulting Group Inc.: Master plan revision to combine a previously approved master plan to include a rezoning from planned development project/multifamily to planned development project/office professional. Northeast corner of Mariner and Landover boulevards. Staff recommendation: approval with performance conditions. P&Z action: voted 5-0 to approve with unmodified performance conditions.

3. American Realty Development rezoning and Seven Hills notice of proposed change: Rezoning from combined planned development project with a special use for a life care facility to planned development project/multifamily with a special use for a life care facility. East of Mariner Boulevard; north of Quality Drive. Also, consideration of an amended development order for the Seven Hills DRI to permit a 150-unit life care center or a 120-unit age-restricted housing complex. These actions are in accordance with a settlement agreement approved by the County Commission on Sept. 17.

4. A&E Inter-Locking Pavers: Rezoning from general commercial to planned development project with a specific highway commercial use for a heavy building material establishment. Northwest corner of Lark and Howell avenues. Staff recommendation: approval with performance conditions. P&Z action: voted 3-2 to deny.

5. Ralph and Monteen Vitola for Rhema LLC: Rezoning from planned development project/single family and agricultural to planned development project/single family and planned development project/multifamily. East side of Emerson Road, about 3,000 feet south of Cortez Boulevard. Staff recommendation: approval with performance conditions. P&Z action: voted 4-1 to approve with modified performance conditions.
