Dallas developer plans large spec warehouses in Polk County

Dallas-based Dalfen Industrial will break ground on two speculative warehouses in Polk County totaling nearly 900,000 square feet.

The developer closed on just under 74 acres of land at 640 C. Fred Jones Blvd. in Auburndale in December 2021, Tyler McElroy, Dalfen’s Southeast director of development, told the Tampa Bay Business Journal.

McElroy said it’s too soon to say how small Dalfen would be willing to subdivide the buildings.

Amazon, Walmart, Pepsico, UPS and Sysco are among the major warehouse tenants in the area surrounding Dalfen’s project, which has direct access to a diamond interchange at Interstate 4 and Highway 559.

“This development has direct frontage on Interstate 4, which will provide tenants access to over 7.9 million people in the broader Orlando/Tampa region,” said McElroy. “Location in one of the top logistics corridors in Florida coupled with a strong labor pool make this an ideal development to add to the Dalfen portfolio.”

Dalfen’s portfolio includes 67 buildings throughout the Southeast.
