Gateway Centre Business Park property sold to South Carolina developer

A property in the Gateway Centre Business Park in Pinellas Park has sold for $3.58 million.

The property is 18.6 acres — though much of that is part of a retention pond. It was purchased by South Carolina-based Johnson Development Associates, which is part of The Johnson Group, according to a Pinellas County deed.

The seller, Huntley Properties and Landholdings LLC, was represented by Nancy Surak of Land Advisors Organization, and the buyer was represented by David Freeman of Harrison Bennett Properties.

According to Land Advisors Organization, Johnson Development Associates plans to build a 110,700-square-foot industrial development on the site, bringing approximately 200 jobs to the area. It is aiming to open in 2023.

This is the fourth property in the Gateway Centre Business Park that Land Advisors Organization has sold since December 2020. Surak listed seven vacant parcels totaling nearly 65 acres in the park for sale in early 2020, just as the Covid-19 pandemic began in the U.S.

Three parcels are still available.

According to Land Advisors Organization, between 2023 and 2025, more than 570 jobs with an annual payroll of more than $25 million are estimated to be created in the Gateway Centre Business Park on the parcels recently sold. Tavistock Development, Everest Hospital and Polypack have all purchased parcels in the business park.

Tavistock is building a 100,000-square-foot distribution facility that is expected to bring more than 200 new jobs to the area. It is slated to open this year. Everest hospital is planning to build a 40,000-square-foot physical rehabilitation hospital, bringing approximately 100 medical jobs and a $5.6 million annual payroll. It is expected to open in 2023.

Polypack bought a parcel for its expansion, which entails plans for a 100,000-square-foot manufacturing development as well as special use facility. It is anticipated to bring approximately 70 new jobs and is slated to open in 2024.
