RETURN TO NEWS INDEX Dallas developer plans spec warehouses at I-75 and I-4 Arrow Capital has assembled a total of 13 parcels on the east and west sides of Tanner Road with plans to build a total of 558,000 square feet in five buildings. The development will be able to accommodate warehouse tenants that need between 10,000 and 250,000 square feet.
A team of brokers from Cushman & Wakefield Inc. in Tampa — managing director John Jackson, director JT Faircloth and associate Casey Perry — are marketing the project for lease.
Jackson said the product is badly needed in East Tampa, where the average age of a warehouse over 10,000 square feet is 36.
Horton Harley & Carter Inc. is the architect on the project; Otero Engineering Inc. is the civil engineer; JM Williams Contractors is the general contractor. The buildings should wrap up construction in the fourth quarter of 2023.
Crossroads Industrial Center is Arrow Capital's second project in the Tampa Bay market, CEO Brian Wertz told the Tampa Bay Business Journal. The developer has also completed a 100,000-square-foot building in Lutz.
Wertz said the region's industrial market is reminiscent of Dallas-Forth Worth 15 years ago, and that Arrow Capital sees room for growth.
"This will be speculative because there's are such a depth of tenants in the market looking for this type of space," he said. |
