Houston firm Hines breaks ground on first phase of Tampa industrial park

International developer Hines has broken ground on the first phase of an industrial park in Tampa, on a site near one of Amazon's newest fulfillment centers in the region.

Hines said Monday that construction is underway on the two buildings in the first phase of Tampa Commerce Park, which is at 7918 Harney Road. Amazon has a 633,000-square-foot facility at 8727 Harney Road.

The park is focused on recruiting tenants in the e-commerce, logistics, and food and beverage sectors. Miller Construction Co. is the general contractor; it was designed by Randal Paulson Architects. JLL is marketing the property for lease.

Tampa Commerce Park's first phase is Building 100, a 150,000-square-foot building with 32-foot clear heights, and Building 400, which is 250,000 square feet with 36-foot clear heights. A building's clear height refers to how high tenants can stack inventory, which is critical in a post-Covid world as industrial tenants focus on resiliency and keeping more inventory on hand to avoid shortages.

"This is an untapped market with strong growth potential for the industrial sector, we look forward to delivering a best-in-class asset to the area to meet the region’s distribution needs,” Ryan Wood, managing director at Hines, said in a statement.
