RETURN TO NEWS INDEX 55-story condo tower One Tampa to rise downtown Developer Kolter Urban on Monday filed design plans for the tower, which will include 311 units and encompass the following properties: 520 N. Tampa St., which is home to First Watch; the Dohring Building at 514 N. Tampa St.; a small alley next door to the Dohring Building; and the vacant lot at 507 N. Ashley Drive. Kolter paid $11.64 million for the assemblage in late 2021.
It will be the tallest building on Florida's west coast at 630 feet. The street level will include indoor and outdoor dining overlooking Curtis Hixon Waterfront Park.
Brian Van Slyke, regional president at Kolter Urban, said, "The time for some much-needed urban renewal in Tampa’s downtown district is now."
While multifamily development has boomed in the Channel district, Water Street Tampa and The Heights, the central business district hasn't seen the same level of residential growth.
“The Kolter Group has been developing record-breaking properties on Florida’s west coast for over 12 years, and we look forward to delivering another luxury property for future residents," Van Slyke said in a statement. "One Tampa will be a transformative property for the area, bringing 311 new residential homes and a ground floor restaurant for the larger Tampa community to enjoy."
The condos will range from 1,141 to 3,969 square feet, with the top three levels offering four penthouse condominiums per level. Kolter did not disclose pricing for the condos; a sales gallery is under construction and expected to open later this year. The developer's previous condos in Tampa and St. Petersburg have started at just under $1 million.
The 12th level will feature a two-story amenity deck with fitness, social, work-from-home space and more. There will also be a "light food and beverage outlet" on the pool deck.
Kolter is also behind Hyde Park House, under construction on Bayshore Boulevard, and Saltaire, which is under construction in downtown St. Petersburg. One St. Petersburg has set multiple records for the market. Kolter's Sarasota projects include The Ritz-Carlton Residences, Mark Sarasota, Vue and Bayso Sarasota, which is currently under development. |
