South Florida developer gets approval for $100M mixed-use project in St. Pete Beach

A more than $100 million mixed-use development project in St. Pete Beach has received final approval from city commissioners and will transform a 4-acre site into a waterfront destination.

South Florida-based Ram Realty Advisors’ Corey Landing project will have a seven-story building with 243 Class-A residential units, a 5,000-square-foot restaurant space, a public park and 12,000 square feet of retail and commercial space. The commission approved the project March 8.

A seven-story parking garage is also planned for the building and will be “wrapped on the perimeter by commercial and residential uses,” according to the conditional use application. This will hide the garage from sight. Sitting on approximately 3.9 acres at the end of Corey Avenue, the project falls in the city’s Downtown Redevelopment District.

For the restaurant space, 3,500 square feet is reserved for indoor dining and 1,500 square feet for a patio. In January, commissioners approved a conditional use application for the waterfront restaurant and commercial docks on the site. Eight Class A transient slips are slotted for the restaurant, and another larger dock slip is planned to be on the east side of the property near the building. Plans filed with the city show the developer may potentially add a kayak launch slip.

The 0.7-acre public park in the development will connect the two sides of the project: the waterfront restaurant and the seven-story mixed-use building. The city will retain entitlements to the park once Ram Realty Advisors builds it. Upgrades to streetscaping along Corey Avenue are also planned, as are sidewalks, benches and bike racks.

Residents did have concerns over the noise level at the site due to the restaurant having an outdoor music aspect planned. Commissioners said the outdoor music would need to stop no later than 11 p.m.

The property is currently vacant, but it used to be the site of the Bay Winds motel, Bay View Heights Apartments and the Leverock’s restaurant. Documents filed with the city show the Blue Parrot restaurant property and Charlie’s Transmission property are not part of this application.
