RETURN TO NEWS INDEX Proposed Condos Shrink HYDE PARK - Plans to redevelop two buildings in Hyde Park Village are shrinking. The latest plans call for condominium and retail buildings, one 80 feet tall and the other 90 feet, along Swann and Dakota avenues. They would replace the former Sunrise Cinemas and Brooks Brothers buildings, which are 24 feet and 38 feet tall. Richard Seges, vice president of development for village owner Wasserman Realty Capital, said the new designs are in response to city and neighbor comments. 'We've reduced the project in scale, reduced it in size,' Seges said. 'As far as the visual appearance, it will sit well in the historic district.' The taller of the two new buildings, on Swann, would have nine stories, 85 residences and 358 parking spaces, as well as a 43,000-square-foot gourmet market. The eight-story building on Dakota would have 256 parking spaces and 43,530 square feet of retail and office space. Previous plans, which were denied by the city's Architectural Review Commission, called for buildings of 102 feet and 89 feet, with a total of 226 residences. The commission will hear the new plans Nov. 7. The city council is expected to vote on the plans Dec. 13. 'We've reduced the project 27 percent,' Seges said. 'We've reduced the number of residential units and the height.' He said the project has more retail space because residents were worried the village's shopping atmosphere would be lost with so many residences being built. Hyde Park resident Geoff Meyer appreciates Wasserman's attempts to please the neighborhood but said the plans are still too massive. 'Personally, I guess I was hoping it would be less than what they had shown,' Meyer said. 'I had hoped they would go with something that had a scale appropriate to the neighborhood.' He said residents want the village to succeed but are unwilling to give up the neighborhood's historic nature. 'It's tough what they're doing,' Meyer said. 'There are probably not a lot of examples where people have been able to do that.' The village recently unveiled the newly renovated Cactus Club building, which will house three restaurants, including The Wine Exchange, which is moving from the Sunrise Cinemas building.
