Student housing near USF sells for $22.3 million

Two student housing developments near the University of South Florida have been sold for a total of $22.3 million.

One buyer acquired the 64-unit, 256-bedroom Campus Club on East Fletcher for $10.5 million and College Court, a 92-unit, 356-bedroom community on North 56th Street, for $11.8 million.

Paul Guyet and Geoff Harlan of Orlando-based Smith Equities Real Estate Investment Advisors, represented the sellers.

Deeds for the transactions have not yet been filed, but Campus Club was previously owned by New York-based Realco Capital Partners.

College Court was owned by Harrison Street Real Estate Capital of Chicago.

"Although both of these properties were owned by different sellers, we were able to put both under contract with the same investor," Harlan said in a written statement. "Since the properties were so close to each other physically, we saw value in presenting them together to investors that were looking for opportunities in the USF student housing market."
