South American investor buys Hernando County shopping center

A South American investor has scooped up a Hernando County shopping center for $4 million or $367 per square foot.

The 10,880-square-foot Shoppes of Spring Hill is 100 percent leased to four national retailers: AT&T, Mattress Firm, GameStop and Sweet Frog Frozen Yogurt. The property is an outparcel to a Walmart Stores Inc. Supercenter shopping center.

Mark Shellaberger, a senior vice president with CBRE Group Inc. in Tampa, represented the seller: Gulfstream Spring Hill LLC, which developed the property in 2008.

Shellaberger said in a statement from CBRE that South American investors are becoming increasingly interested in Tampa Bay retail investment properties, driven to the market as prices rise and yields fall in South Florida.

Frank Bejar of FBP Realty in Sunny Isles Beach represented the buyer in the transaction.
