Anchor Plaza, a 98,000-square-foot office building in Tampa's Westshore submarket, has sold for $11,575,000, or about $118 per square foot.

Court records list the buyer as RDB NJR Office Holdings of Tampa. State business records show Robert D. Basham, co-founder of Outback Steakhouse, and Nicholas J. Reader, former CFO of the Tampa Bay Buccaneers, formed the company last month.

Reader and Basham are behind PDQ, a quick-casual chicken restaurant chain.

The two-story building is located at 4301 Anchor Plaza Parkway on the west side of the Veterans Expressway.

The property is currently 56 percent occupied and was expected to generate $500,000 in net operating income this year, according to a statement from seller Highwoods Properties.

"We continue to actively cull our portfolio through the sale of non-differentiating properties that do not fit the strategic direction of our portfolio, including our Atlanta industrial properties,” said Ed Fritsch, president and CEO of Highwoods in the statement.

He said Highwoods year-to-date sold $80 million in non-core assets and acquired $396 million in properties.

Mark Holan's beats include commercial real estate and residential real estate.
