The adjoining 88-room Holiday Inn Express and 70-room Hampton Inn on Tampa's Rocky Point have sold for a combined $10.2 million, records show.

The Hampton Inn Tampa/Rocky Point-Airport at 3035 N. Rocky Point Dr. sold for $3.85 million. The property traded for $1,402,100 in December 2010.

The Holiday Inn Express Tampa/Rocky Point Island Hotel at 3025 N. Rocky Point Dr. sold for $6.35 million. It sold for $4,850,100 in February 2011.

Both hotels were built in 1998.

HREC Investment Advisors represented the Miami-based seller. The buyer was Rocky Point Investment Tampa LLC, base in Stockbridge, Ga.

"Both these hotels will undergo extensive renovations and will remain a Hampton Inn and a Holiday Inn Express,” HREC Senior Principal and COO Scott Stephens said in a statement.

The new owners plan to spend about $2 million on the properties, completing the work by the end of the summer.
