Channel District's Powerhouse Gym plans major expansion

Powerhouse Gym Downtown Tampa is planning to more than double its space to about 65,000 square feet in the coming year.

The expansion will require moving from the west to the east side of Grand Central at Kennedy, but the separate space will allow the build-out to take place without interrupting the gym's 6,000 members.

"We've grown as much as we can in this space,” Co-owner Matthew Midyett told the Tampa Bay Business Journal.

He and brothers Eddy Midyett and John Sanguinetti are still negotiating with developer Ken Stoltenberg of Mercury Advisors. They hope a deal can be reached in the coming weeks so work can begin by early summer.

Plans call for double the equipment and triple the number of free weights, Midyett said. Recovery rooms with ice tubs and massage therapy services will be available in VIP areas.

There also will be expanded sports medicine and health components, a 5,000-square-foot outdoor exercise area and valet service.

News of the Powerhouse relocation comes as Stoltenberg and Novare Group have separately announced plans to build apartment towers that would add more than 600 rental units to the neighborhood. Existing apartments and condos in the Channel District are seeing record occupancy.

Mark Holan's beats include commercial real estate and residential real estate.
