The median price of existing homes in Tampa Bay remained flat as sales dropped slightly in October.

Prices of single-family homes in Hillsborough, Pinellas and Pasco counties stayed at $125,000 from September to October, according to My Florida Regional Multiple Listing Service data. The figures include conventional, foreclosure and short sales.

Total sales fell from 2,173 in September to 2,027 in October, about a 7 percent drop. But last month's sales represent nearly an 18 percent increase from 1,723 sales in October 2010. The median price in October 2010 was $140,000.

The median price of conventional home sales fell about 1 percent - $161,500 to $160,000 - from September to October in the three counties. In October 2010, the median price of a conventional sale was $170,000.

Foreclosure sales fell from 479 in September to 421 in October, down from the peak of 975 in March. The median price of those sales remained flat at about $70,000. Sales figures do not include Hernando and Citrus counties because Realtors in the two counties report data to another MLS board.
