Feldman office leases

Feldman Equities Inc. announced its first lease transactions after entering the Tampa Bay market earlier this year with the purchase of Fountain Square II in Tampa and City Center St. Petersburg. Those deals were joint venture with Tower Realty Partners.

Transatlantic Healthcare leased 1,700 square feet at Fountain Square II in Westshore. John Montana with Century 21 Professional Realty brokered the deal.

Human Resources Inc. signed a renewal and expansion for 3,528 square feet at City Center. Tom Miller of Alamosa Advisors LLC brokered the deal.

A $2 million renovation under way at City Center includes new elevators, lobby entrance and a fitness center.

Bulk condo sale

A 21-unit bulk condo sale at MacDill Landings Condominiums in south Tampa was completed in 28 days by Colliers International Tampa Bay.

A.J. Galbraith & Associates LLC, a foreign capital group located in Canada, acquired the 21 lender-owned units in the 28-unit building in an all-cash transaction.

Multi-family investment brokers Jason T. Stanton and John W. Stone of Colliers International Tampa Bay worked exclusively on behalf of the owner, REDUS Properties Inc. (Wachovia). The buyer and seller agreed that the sale price would not be disclosed.

Sarasota sale

Sap Sons Inc. purchased the office unit located at 3900 Clark Road, Unit 5, Sarasota, from The Wellness Community – Southwest Florida Inc. for $120,000. Rico Boeras of Preferred Commercial Inc. represented the buyer, and Bruce Dilges of Hembree and Associates represented the seller.
