Lexington Court sold for $455,000
Lexington Court, a 42-unit apartment property in Tampa, sold for $455,000, according to Marcus & Millichap Real Estate Investment Services, which listed the property on behalf of a California-based trust.
The buyer, a private investor, was secured and represented by Regan and Carriera. The deal was an FDIC assisted short-sale transaction.
The property, 11738 North 14th Street, was built in 1974. It fetched $1.65 million in a 2005 sale.
Franklin Street closes seven lease deals
Franklin Street Real Estate Services of Tampa reports closing seven lease deals in Tampa Bay in the past 30 days.
Franklin Street represented landlord Kimco Realty Corp. in three deals. Youfit Health Clubs signed a 10-year lease for 15,000 square feet, and Massage Heights signed for seven years in 3,000 square feet, both at the Plaza at Brandon Town Center.
Mattress One signed a five-year lease for 4,000 square feet at Kimco's Plaza at Citrus Park in Tampa.
Franklin Street represented tenant Beef ‘O' Brady's in a five-year lease deal for 2,800 square feet at Hays Road Town Center in Land O' Lakes.
Mortgage Guaranty renews with Highwoods
Highwoods Properties Inc. announced that Mortgage Guaranty Insurance Corp. has renewed its lease on 4,000 square feet of office space at Highwoods' 4200 Cypress building in Tampa's Westshore submarket.

Largo business center note taken at auction
The non-performing loan of Pine Ridge Business Center in Largo was sold for $1.29 million in an online auction, according to a release from Auction.com.
The non-performing first lien mortgage is secured by a $2.82 million lien against Pine Ridge Business Center, 2200 Tall Pines Drive. The 3-acre parcel contains a 40,251-square-foot, one-story office/warehouse building.
The release said tenants at the center will not be adversely affected by the auctioning of the loan.
New tenants at Suncoast Crossing
Regency Centers has leased retail space to two new tenants at Suncoast Crossing in Brooksville.
Sprint has leased 1,750 square feet of retail space, and Gia's Cakes & Goodies has leased 1,400 square feet of restaurant space.
Both businesses will open in summer 2011.
A 142,000-square-foot Target and a 98,000-square-foot Kohl's anchor the 260,000-square-foot shopping center near Spring Hill Drive and the Suncoast Parkway.
DeBartolo buys Chicago retail center
Tampa-based DeBartolo Development has bought Prairie Stone Crossing, a 61,000-square-foot, mixed-use community retail center in the Chicago suburb of Hoffman Estates. DeBartolo, in a release, said it acquired the center for an approximately 49 percent discount on the outstanding loan balance.
