Mosaic Co. Florida HQ complete

Ryan Cos. US Inc. has completed The Mosaic Co.'s Florida headquarters building.

The 113,000-square-foot building was designed and built as a high-performing, sustainable facility that "reflects Mosaic's brand and culture,” a release said.

The foundation for the $20 million project was poured in March 2009.

Ryan Cos. paid $1.6 million, or $216,000 an acre, for the 7.4-acre Lithia property, Hillsborough official records showed.

More than 400 Mosaic jobs - now scattered throughout the state - will be brought to the area, the company has said.

The newly constructed building serves as the headquarters for Mosaic's phosphate business unit and supply chain group. The building is slated to anchor Newland Communities' Circa FishHawk town center.

Mosaic's goal for the building was to foster greater collaboration and team building by creating a natural flow of inter-departmental connectivity, the release said. To create an employee-focused environment, the corner window areas, traditionally utilized for executive offices, are employee breakout areas.

The team is pursuing LEED-NC gold certification.

An integrated team of architects, engineers, construction project managers and superintendents focused on LEED points that would deliver a productive, healthy and aesthetically pleasing environment for Mosaic's employees, the release said.

The space is designed to give most employees access to direct natural light, which is proven to increase productivity and decrease lost work due to illness. The team also focused on energy conservation and efficiency, water conservation, thermal comfort and the use of low-VOC (volatile organic compounds) and recycled construction materials. Also, 85 percent of all construction waste was diverted from the landfill with an on-site recycling program.

"Utilizing resources from both Minnesota and Florida, our team was able to deliver on Mosaic's design and sustainability goals while remaining within budget and on schedule,” said Doug Dieck, president, Ryan Cos. Southeast Region, in a prepared statement.

Developed and administered by the U.S. Green Building Council, a Washington-based, nonprofit coalition of building industry leaders, the LEED rating system is designed to promote design and construction practices that increase profitability while reducing the negative environmental impacts of buildings and improving occupant health and well-being. The LEED rating system for new construction offers four certification levels for new construction - Certified, Silver, Gold and Platinum.
