For sale: risque real estate in Pasco

The online ad called it a "gentlemen's club." Said it has "the prettiest girls around."

It also includes a pool table, nude sunbathing deck, and six private rooms, including one for couples and another for "domination."

It can be yours. Asking price: a cool $1.1 million, not including the dirt underneath. That'll cost an extra $400,000, but the owner will finance $100,000 at 8 percent interest with 60 discount points.

The owner, who according to the ad is retiring, will even spend two weeks training you at no cost. Furniture and fixtures are included. Whether that includes a stripper pole is anyone's guess.

The name of the 2,700-square-foot club and its owner were also anyone's guess.

When the St. Petersburg Times called to inquire about the ad placed on www.businessmart.com, a website featuring franchise opportunities and businesses for sale, broker Treve Kinsey played coy.

"We're not going to participate in any story," he said.

So the Times did some detective work.

A check of the county's list of adult businesses cross-referenced with records from the county property appraiser showed only one, Dusk Til Dawn, has a sun deck (even though the name might lead someone to wonder why).

The property is owned by Maximo and Denise Sanchez, who run a firm in Tampa called Star Quality Inc., which makes cabinets primarily for schools and hospitals. But the couple also invests in real estate on the side.

The "for sale" ad caught Mrs. Sanchez by surprise last week. She said her husband handles most of the investment properties and she's never seen the site. The land is leased to Fred Charos, who owns and operates the adult club.

But after consulting with her husband over the weekend, Mrs. Sanchez said Charos had expressed interest in trying to sell.

"If he can sell it and give us our part, that's fine," she said. "He's honest. I don't think he'd try to pull anything shady."

Efforts to reach Charos were unsuccessful. State records show he is the registered agent for Dusk Til Dawn.

He's also a businessman who was involved in a 2007 dispute with a couple who won a civil judgment for a $70,000 deposit they never got back after their financing for a restaurant fell through because the property appraised too low. Despite the court victory, they never recouped their money.

County records show the Dusk Til Dawn property includes a little more than a half acre, with a building featuring 2,700 heated square feet and 300 square feet of unfinished storage.

Total market value: $176,114.
