Done Deals: Carrollwood apartment complex fetches $12.7M

Waterstone at Carrollwood Apartment Homes, a 168-unit apartment complex, sold for $12.7 million, or $75,298 per unit, according to Institutional Property Advisors , a multifamily brokerage division of Marcus & Millichap

The 142,472-square foot complex is located at 3339 Handy Road in Carrollwood, immediately off Dale Mabry Highway (to see an image of the property, click the "photo gallery" on the right).

IPA's Jamie B. May represented the seller, Landmark Residential, and the buyer, Robbins Property Associates LLC.

In other recent deals:

• Walk at Highwoods Preserve II shopping center was sold to B&L Investments, a Tampa-private investment group, CBRE said in a written statement. The seller was a joint venture whose majority partner is an affiliate of TIAA-CREF . The price was not immediately disclosed.

The 28,452-square-foot retail center is located at the northeast corner of Bruce B. Downs Boulevard and Dona Michelle Boulevard in Tampa

• Cross Bayou Industrial Park, a 135,308-square-foot, five-building industrial complex sold for $2.75 million, the Ross Realty Group Inc. said in a written statement. The bank-owned property is located at 10410 - 10450 66th St. N. in Pinellas Park.

Dennis Bush and Elliott Ross of Ross Realty Group represented the building owner, BB&T. The building sold to Congaree River LLC of Illinois.

• A one-acre lot on Alternate 19 in Palm Harbor sold for $262,500, according Prudential Commercial Real Estate FL.

The buyer was Kalymbro Properties LLC, and the seller was

Dewey Mitchell, Renee Dyer and Jill Carbonelli of Prudential handled the transaction

• Florida Asset Remarketing leased 25,482 square feet of flex space at 501 Hobbs St. in Tampa. The new property, which has office and warehouse space, is more than double the size of the company's previous location a few miles away.

• Ed Miller and Dee Seymour of Colliers International Tampa Bay represented the tenant, which reconditions, leases and sells copiers and copying equipment. Mark McKell of Colliers International Tampa Bay represented the landlord, Franklin Park Properties LLC.

• Family Dollar signed a 10-year lease for 10,015 square feet at 3935 W. Hillsborough Ave, the Florida Division of the Shopping Center Group said. Amy Berrios represented the shopping center owner. Patrick Turtle represented the tenant.
